What is your cancellation policy?
We understand plans can change — here’s how cancellations work:
Free cancellation within 48 hours of booking, as long as your check-in date is at least 14 days away
After that, reservations are non-refundable
No refunds are issued for cancellations within 14 days of check-in, early departures, or no-shows
If we’re able to rebook your canceled dates, we’ll gladly refund any rebooked nights
We strongly recommend travel insurance for added peace of mind.
How close is the home to theme parks?
Storybook Stay is located in Kissimmee, approximately 15 minutes from Walt Disney World and 25 minutes from Universal Studios, depending on traffic.
How many guests can stay at the home?
The home accommodates up to 10 registered guests. Additional visitors, parties, or events are not permitted. Unauthorized guests may result in cancellation of the reservation.
What is the parking situation?
The home includes two dedicated driveway parking spaces. Please do not block sidewalks or street access, as HOA rules are strictly enforced.
Is the home pet-friendly?
No. This is a pet-free property to accommodate guests with allergies and sensitivities.
Is smoking allowed?
Storybook Stay is a 100% smoke-free home, including vaping.
To protect indoor air quality, a $500 deep-cleaning fee applies if smoking is detected inside the property.
What are the quiet hours?
Kissimmee enforces local noise ordinances from 10:00 PM to 7:00 AM.
We kindly ask guests to keep noise to a minimum during these hours to ensure a peaceful stay for everyone.
Is pool and spa heating available?
Yes! Pool and spa heating is available as an optional add-on:
$32 per day + tax (entire stay)
Please request heating at least 48 hours before check-in
Is the pool safe for children?
Yes — safety is a top priority.
Children must be supervised at all times
Sliding doors are equipped with a required pool safety alarm
Press the wall-mounted delay button before opening doors
Disabling pool alarms is illegal under Florida law (Chapter 515.33)
Guests are responsible for pool safety during their stay.
Is there a grill outside?
Yes! Guests may enjoy complimentary use of the outdoor grill.
A propane tank is provided to get you started. Feel free to use any leftover gas from previous guests
If propane runs out, a propane exchange is available at the Mobil station just outside the resort
What amenities and supplies are provided?
We provide starter supplies so you can settle in comfortably:
Shampoo, conditioner, body wash, and hand soap (dispensers)
Dish soap
Kitchen trash bags
2 toilet paper rolls per bathroom
2 paper towel rolls
Dish sponge
2 dishwasher pods
Laundry detergent
Nearby supermarkets (Walmart, Publix, Aldi) are just minutes away for restocking.
Are resort amenities included?
This rental does not include access to the resort amenities.
Guests are welcome to enjoy dining at the clubhouse restaurant, Finn’s.
Is there an age requirement to book?
Yes. The primary booking guest must be 25 years or older.
